Never book a home without verifying these essential statutory parameters on the official state RERA portal.

Before placing an advance booking cheque on any residential or commercial project, every buyer must carry out systematic due diligence to protect their hard-earned capital.
1. Verify HARERA Registration Certificate: Always confirm that the project’s RERA registration is active and not pending or expired.
2. Check Sanctioned Building Plans: Verify that the tower layout and floor plans shown in the developer brochure match the sanctioned structural drawings filed with the authorities.
3. Check Escrow Account Status: RERA mandates that 70% of all customer collections must be deposited into an earmarked bank account used exclusively for construction and land costs.
4. Title & Land Encumbrance Report: Review whether the project land is freehold or leasehold, and examine any existing bank mortgages or non-objection certificates (NOCs).
5. Quarterly Compliance Reports (QPRs): Check the developer's quarterly progress uploads on the RERA portal to gauge actual construction velocity versus milestone promises.
